COMMERCIAL LEASE AUDIT
Dorn and Company – Commercial Lease Advisors will analyze CLIENT leases and provide a report (free of charge) on each location describing its current status as it relates to economics, lease language and recommended action.
A further evaluation of space usage and allocation may be recommended by Dorn and Company – Commercial Lease Advisors based on information about the facilities provided by CLIENT.
FACILITY PLANNING AND REVIEW
The objective of the recommended First Phase is to develop a timeline of critical dates throughout the entire leasing relocation process from beginning to end for each project.
This process is designed to incorporate specific CLIENT needs and preferences with a reasonable time allocated to each element of the chronology. The timeless deals with changes on a proactive basis. Such changes may occur due to additional growth and evolving and restructuring of corporate goals.
The timeline also offers flexibility and options to adjust to any changes in growth pattern as the move-in time shortens. New critical phase-in requirements are welcomed as Dorn and Company – Commercial Lease Advisors members are prompt in incorporating elements into the evolving timeline.
The objective of the Second Phase of the leasing process is to analyze and review existing documents and addenda.
All lease documents for a specific location are examined for critical dates and documented financial expenditures.
The review is designed to compare the lease documentation with possible overpayment by CLIENT of operating expense pass-throughs, cost-of-living adjustments, and other financial exposure buried within the document itself.

The objective of the Third Phase is to determine CLIENTS anticipated growth in conjunction with three year and five year projections.
This helps develop a clear understanding of the commercial real estate strategic actions necessary to support fulfillment of CLIENTS desired future space needs for a specific location on a projected step-by-step basis. The data will be translated onto spread sheets in an annual projection.
The process of determining the ideal type and amount of space required to serve each function is commonly referred to as “programming.” Dorn and Company – Commercial Lease Advisors space planner will then design the optimum environment and image which will help determine the building floor plate that most efficiently houses CLIENT requirements.
NEGOTIATIONS, FINANCIAL ANALYSIS, AND LEASE DOCUMENTATION
All cost and space utilization implications of the locations under consideration will be thoroughly examined. We recommend a minimum of three (3) alternatives, including the existing location, if applicable.
A comparative financial analysis including full projection of all costs will be prepared and provided to CLIENT in a spread sheet format in accordance with the exhibits included in this section. The study will be base upon the following criteria.
NEGOTIATIONS AND FINANCIAL ANALYSIS
Base Rent Rate
Research will be developed pertaining to recent transactions finalized in the various selected buildings and the concessions that can be negotiated with an estimated effective rental rate presented.
Comparable locations and their asking rental rates shall be provided.
Rent Concessions
Dorn and Company – Commercial Lease Advisors will achieve the lowest effective bottom line lease rates for CLIENT by negotiating multiple offers at the same time.
Strong lease language alternatives will be developed to achieve ultimate protection of negotiated concessions and long-term financial protection.
Throughout the critical bargaining period, we maintain a professional standard with the landlord to achieve a positive relationship among all parties.
